The Truth about Advertising Some real estate agents try to wow you with an advertising plan using local and/or national publications. Here are the facts from the National Association of Realtors when buyers were asked what information sources they use in their home search:

Further, of the buyers who used the internet (or were e-mailed internet listings from their agent), 88% ranked photos and virtual tours as "extremely" or "very" important aspects of their search.
I Professionally Stage Every Listing In addition to 10+ years as a Realtor®, I also have experience as a Professional Home Stager. When you're competing against so many other homes on the market, it's imperative that your home stands out. My goal is to stage in your home in a manner to attract the greatest number of buyers to get you the highest possible sales price in the shortest period of time.
Your Photos are Everything I take great care in taking, selecting, and publishing your photos.
- I shoot all your photos myself using a high quality digital camera with a wide angle lens. This allows me to show a "full view" of your rooms. It also gives me complete control over what's shown & what's not.
- I personally develop your virtual tour using customized, state-of-the-art software. Don't settle for an agent who outsources this important step and provides you only a few views or distorting "fish eye" views!
- I take the time to add additional descriptive information below each photo in your FMLS listing. The longer a potential buyer looks at your listing, the greater the chances of getting them to tour your home. The more home tours, the greater likelihood of offers!
Just the Facts in Setting Your List Price I will present you with current listings in your subdivision and those that have sold within the past year. Both will include information regarding how much the seller contributed to closing costs so you can see net sales prices. The listings I provide will also include photos so you can compare not only price, but features too. This approach allows you to make an informed decision & price your home competitively.
Sellers & Buyers
You'll be Prepared I aim to educate you through the entire process. Even if you've bought or sold a home previously, it's likely there have been changes in the industry and/or paperwork since your last transaction. I will review and explain contract documents prior to their execution so you'll know what to expect.
I Maintain Communication I will stay in contact with all parties in your transaction (the other agent, the lender, the closing attorney, the inspector) to ensure a smooth closing and avoid any surprises.
Your Satisfaction is My Ultimate Goal I prefer to work by referral. Since only happy clients give referrals, I want to make sure you're satisfied with my service.
Buyers
I'll Find the Home You Want I've heard buyers say too many times that agents they've worked with in the past showed them homes that did not fit their criteria or even their price range. I do not understand why agents do this. A reasonable explanation is that agents are trying to "push" homes listed by their Broker or are trying to earn a higher commission by selecting homes with a higher list price. While I'm all for supporting my fellow agents and earning my commission, I work for YOU. I will not waste your time (or mine) by showing you homes that do not fit your criteria.
My Services are Free for Buyers A listing commission is essentially a "marketing fee" the seller pays to the listing agent. Because buyers' agents bring potential buyers to the listing, the listing agent is pleased to split the commission with the buyer's agent. Therefore, there is no additional fee to be paid by you. |
